Construction work is making steady progress on a new local centre at New Lubbesthorpe in Leicestershire, designed to enhance community amenities in the area. The development, led by Charterpoint and in partnership with landowner The Drummond Trust, aims to establish essential services for the growing population in Blaby.
The project, named the Brook Centre, is being built by Derby-based contractor Davlyn Construction and will offer a two-storey, mixed-use facility. The ground floor of the centre will house a Sainsbury’s Local store and four additional retail units, including space for a café or bistro, aimed at bringing convenience and social spaces to residents. Above, the first floor will be dedicated to the Forest House Medical Centre, a new GP practice designed to serve the expanding community.
The New Lubbesthorpe area, envisioned as a vibrant community south of Leicester Forest East, is set to grow to include more than 4,000 homes. This local centre will serve as an essential focal point for the area’s amenities, addressing the everyday needs of local residents.
Giles Nursey, Managing Director of Charterpoint, shared his optimism about the project’s progress, stating, “This local centre will bring much-needed retail and café facilities to the New Lubbesthorpe community. It will also create a new practice for Forest House Medical Centre. We are delighted that work is progressing on site and that the steel frame is up.”
Adjacent to the local centre, construction is also underway on a new 66-bed care home. Developed in conjunction with The Drummond Trust, the care home project was sold to Octopus Healthcare Fund, a fund known for investing in high-quality care facilities across the UK. Charterpoint and The Drummond Trust have stated that the care home, along with the Brook Centre and the nearby New Lubbesthorpe Primary School, will complete the development of the Tay Road feature square, intended as a central hub for the community.
The Brook Centre and the GP practice are expected to be operational by summer 2025, marking a significant milestone for the New Lubbesthorpe project. The care home will also contribute to the centre’s role as a multi-faceted area for local services, accommodating the needs of all age groups.
Designed by Franklin Ellis Architects, the Brook Centre reflects Charterpoint’s commitment to creating sustainable and mixed-use spaces. Charterpoint, based in Edwalton near Nottingham, is known for its focus on community-led projects, including senior living facilities, primary care premises, and environmentally sustainable housing schemes.
New Lubbesthorpe itself is a pioneering development spanning over 1,000 acres, with 325 acres dedicated to parks and wetlands. The area’s strategic design not only provides housing but also ensures residents have easy access to green spaces and local services. The community’s focus on integrating both residential and ecological spaces has been welcomed as a model for sustainable urban planning.
