Two major tenants have extended their leases at Cuprum, a Grade A office development in Glasgow’s International Financial Services District (IFSD). The property, managed by CityBee, a joint venture between Europi Property Group and Trinova Real Estate, has cemented its appeal to high-profile occupiers amid rising demand for sustainable, well-located office spaces.
AXA Insurance UK Plc has renewed its lease for approximately 33,000 square feet across the building’s third and fourth floors, committing to remain at Cuprum until 2031. Similarly, Teleperformance Limited has extended its occupancy of 27,000 square feet across the mezzanine, first, and second floors until 2030. Both deals were finalised in December 2024, reinforcing the building’s status as a preferred location for long-term tenants.
Cuprum, situated at the western gateway to Glasgow city centre, combines striking architecture with modern interiors. Its strategic location provides excellent public transport connectivity and places it within one of the UK’s most prominent financial districts. The building also boasts strong environmental credentials, including an EPC A rating and BREEAM ‘Very Good’ certification.
Recent upgrades to the property include a refurbished reception area and new cycle storage, shower, and changing facilities, enhancing its appeal to environmentally conscious tenants. These investments were cited as key factors in retaining AXA and Teleperformance.
Mike McCarrick, who oversees asset management for Trinova, highlighted the significance of these commitments. “We are delighted that AXA and Teleperformance have chosen to continue their occupancy at Cuprum. The landlord’s recent investment in best-in-class amenities and sustainability measures has been instrumental in creating an attractive working environment. Glasgow’s office market has faced challenges in the return-to-office trend, but momentum is building, and we look forward to welcoming new occupiers.”
The property’s remaining 17,000 square feet are being marketed by Avison Young, with CityBee optimistic about securing additional tenants in the near future.
James Tootell, Asset Management Director at Europi Property Group, pointed to the enduring demand for high-quality, sustainable office spaces. “Forward-thinking companies are prioritising work environments that foster collaboration and innovation. The lease extensions at Cuprum demonstrate its appeal to occupiers seeking spaces that align with their values and operational needs.”
The Glasgow office market has faced pressures from remote working trends, but demand for prime office spaces with strong environmental credentials and modern facilities remains resilient. Cuprum’s ability to secure long-term commitments from prominent firms like AXA and Teleperformance highlights its standing as one of the city’s premier office locations.
As businesses continue to adapt their workplace strategies, developments like Cuprum offer a glimpse into the future of sustainable and collaborative office environments. The continued investment in the property underscores CityBee’s commitment to meeting the evolving demands of tenants in Glasgow’s competitive market.
